Removal and replacement of existing 2nd floor while preserving in place recently remodeled lower floor. The new 2nd floor included a large tiled deck that also serves as a roof for the lower level patio, a master suite, a large sitting room and two “flex rooms” that can serve as offices or Bedrooms. This was a challenging project due to difficult site access, a steep hillside lot and preservation of the existing lower floor. Some of the products and finishes used include Pella Architect Series windows, mosaic glass tile shower, random cut coral tiles on the deck and santos mahogany wood floors. One element that really sets the project apart is the interior trim work that includes custom milled crown moulding, casing and baseboard as well as wood panel wainscot.
This 2011 Renaissance Award winning project was for a 4000 square foot new custom home built on the lower slopes of Tantalus. This home features an expansive ipe deck, Fleetwood multi-slide doors, custom built cabinetry, granite countertops, porcelain wall panels and glass tile shower, carved stone vessel bath tub, coral stone veneer and spotted gum hardwood floors.
Complete renovation of a home that was originally built by renowned local Architect George Hogan as his personal residence. For phase I, an addition was built that blended in seamlessly with the original structure. Phase II was a complete gut and restoration of the main house. Most of the house was painstakingly restored to original condition, while some areas were tastefully upgraded in keeping with the original design.
Demolished existing outdoor covered area and a portion of the garage. Expanded the Living Room and constructed a new open beam ceiling structure. Built a new studio off of the existing garage and constructed a new carport. The main challenge of the project was removing the existing roof structure to build a new roof while protecting the existing home and the unfinished new construction from weather damage. The home also incorporated many innovative environmentally friendly building practices including; an innovative roof sheathing system to keep the house cool, solar hot water and solar photovoltaic systems.
Demolished existing carport and built a new two story addition with a garage on the ground floor and a master suite on the second floor. A portion of the existing house was also remodeled. A combination of existing space made up of an outdoor laundry room. The existing living room was expanded and a new entryway was constructed.
Construct a new 4 bedroom 3½ bath home. The total square footage of the home was slightly more than 5000 square feet with approximately 4000 square feet of living space. This home was designed by a local Architect and Complete Construction Services was hired to build it. This spacious Kahala home features a large family room off of the kitchen as well as a large formal living room. Both of these rooms have custom four panel pocketing door systems to allow indoor/outdoor living. Custom wood windows, wood moldings, wood flooring and wood cabinetry provide an exquisite sense of luxury..
Construct a new 6700 square foot home in Kahala. Prior to construction the whole lot was raised by two feet using imported structural fill. Exterior elements include custom made wrought iron gates, doors and railings as well as wood shutters, a Monier roof and plaster wall finish. The living room is a vaulted two story space with a custom built skylight centered over the room. The Kitchen features granite countertops, built in appliances and a chiseled stone floor. All seven bathrooms have granite countertops and either travertine or other stone finishes on floors and walls.
5000 square foot home on Lanikai hillside. This project involved an extremely challenging hillside lot with poor access from a very narrow street. The extensive site work included mass excavation and backfill, fifteen foot tall poured in place retaining walls and a swimming pool with waterfall. The exterior of the house is made up of board and batten siding, tropical hardwoods and moss rock. The interior features stained concrete floors, hardwood flooring and tropical hardwood trims.
